Ludwigshöhviertel’s Old Riding Hall to Become a Vertatile Gymnasium

As part of a major redevelopment effort on the former Cambrai-Fritsch barracks and Jefferson housing site, the city of Darmstadt is creating a new urban district. Known as Ludwigshöhviertel, the 34-hectare area will eventually become home to over 3,000 residents. At its northeastern edge stands a deteriorating gymnasium originally constructed in the 1930s as an equestrian hall and later used by American forces as a recreational facility.

Rather than demolish the historic structure, the city is pursuing a comprehensive renovation. While the building’s outer shell (measuring 87 by 23 meters) will be largely preserved, the interior will be fully restructured. Once complete, the facility will serve as a divisible double gymnasium with independent entrances at either end. The program is expanded through new outdoor recreation areas, including a small soccer field, basketball courts, a pump track, and a multi-use green—creating a versatile environment for school, club, and leisure sports that meets the needs of a growing community.

The upgraded facility is designed for flexible use by up to 300 people, accommodating not only athletics but also educational and neighborhood events.

At the groundbreaking ceremony, Lord Mayor Hanno Benz underscored the project’s contribution to local infrastructure: “We’re creating a resource that will benefit both new residents and sports clubs from surrounding neighborhoods.”

The event also invited reflection. A longtime local resident and member of the Darmstadt Basketball Club recalled games once played here with stationed US soldiers. The prospect of returning the hall to active use, he said, was deeply meaningful.

The city is investing approximately €14.7 million in the renovation, supported in part by funding from the KfW development bank. Completion is anticipated in spring 2026.
